It assembles dozens of parties who have never worked together, gives them incomplete information and a fixed deadline, exposes them to weather, supply chains, municipal processes, and financing conditions outside anyone’s control, and then asks them to produce something permanent.
Managed well, that organization delivers a building. Managed poorly, it delivers claims, delays, and a finished product that resembles the drawings only in outline.

On a typical Genisscor engagement, we are the party who:
Establishes what the project is, in writing, before money is committed to it
Builds and owns the budget, and reports against it monthly
Builds and owns the schedule, and manages the critical path
Runs the tender process and advises on contractor selection
Reviews and administers the construction contract
Chairs site meetings and issues the minutes
Reviews progress claims and certifies payment
Assesses change orders before they are approved
Tracks submittals, shop drawings, RFIs, and site instructions
Coordinates consultants and holds them to their deliverable dates
Identifies risk early and brings the owner options, not just problems
Manages deficiency review, closeout documentation, warranties, and handover
We are not the general contractor and we do not self-perform work. That separation is deliberate: it means our advice on cost, schedule, and quality carries no conflict of interest.
We plan before we build
The cheapest place to solve a construction problem is on paper. A wall moved during design costs a conversation. The same wall moved during framing costs a change order, a schedule impact, and possibly a revised permit. We invest disproportionate effort at the front of a project because that is where the leverage is.
We manage the interfaces
Most failures happen between parties, not within them. The mechanical contractor and the framer are each competent; the problem is the space where their work meets. Coordination of those interfaces; sequencing, tolerances, responsibilities, and information handoffs, is the core of the job.
